Working With Us

  • Which areas of Qatar do you work in?

    All of it. Our delivered projects span fourteen districts including Al Sadd, Al Gharrafa, Fereej Bin Mahmoud, Al Shahaniya, Al Wajba, Al Sailiya, Al Dafna, The Pearl, Al Duhail, Birkat Al Awamer, Al Wukair, Al Kharaitiyat, Unaizah and Al Ubaib.

  • Do you handle a whole project, or only parts of it?

    Both. Most of our work is turnkey — civil, MEP, fit-out, finishing and furniture under a single contract, with one site team accountable from groundworks to handover. We also take standalone packages, particularly excavation and earthworks for main contractors and engineering firms.

  • How do you price a project?

    We survey before we quote. A price produced from drawings alone is a guess, because ground conditions, access, existing services and the real state of an existing building all move the number and none of them are visible on paper. Surveying first is why our quoted figure and our final figure tend to be the same.

    You receive a breakdown — structure, MEP, finishes, external works — with the exclusions written down, and a programme alongside the price.

  • Can you work to a fixed opening or handover date?

    Yes, and we do it regularly for retail and commercial fit-out. The programme is built backwards from the date, long-lead items are identified and ordered at the start, and trades are sequenced in parallel rather than in series. That only works with one contractor holding the whole scope.

  • Do you work in occupied buildings?

    Yes. Much of our maintenance and refurbishment work is carried out with occupants in place, including tower maintenance contracts in Al Dafna. It changes how access, dust, noise and working hours are managed, and we plan for that from the start.

Credentials & Contracts

  • What does Category Six classification mean for my project?

    Contractor classification in Qatar sets the contract value a company is approved to undertake. Category Six covers Buildings and Building Maintenance up to QAR 2 million, and Building Maintenance up to QAR 600,000.

    That is the right tier for private villas, compounds, low- and mid-rise residential and commercial buildings, fit-outs, facade packages and maintenance contracts. If your project sits in that range, you are dealing with a contractor the State has assessed and approved for it.

  • What documentation can you provide for a tender or prequalification?

    Certified copies of our classification certificate, commercial registration, commercial licence and Qatar Chamber membership. All of them are published in full on our credentials page; tell us what the submission requires and we will send it across.

  • Are you insured?

    Insurance is arranged per project according to the contract requirements. Tell us what cover your contract or consultant requires and we will confirm it in writing before works start.

  • Do you provide maintenance contracts?

    Yes — planned preventive maintenance and reactive call-out for villas, compounds and towers. Our maintenance work was recognised by the Ministry of Justice with a Certificate of Appreciation in 2023.

Cost & Programme

  • How long does it take to build a villa?

    It depends on configuration, ground conditions and how quickly finish decisions are made. What we can say is that delay is rarely caused by the thing clients worry about — late client decisions on finishes, design changes after mobilisation and long-lead items ordered too late account for most of it.

    We issue a realistic programme alongside the price rather than agreeing to a date we cannot hold.

  • Can you give me a rough cost over the phone?

    We can tell you what the main cost drivers are for your configuration and flag anything in your plans likely to be expensive. A number you can rely on needs the plot and the drawings.

  • What is usually excluded from a villa quote?

    Furniture, landscaping, boundary walls, pools and authority fees are the common exclusions across the industry. Ours are written down in the quotation — read the exclusions before the total, on any quote from anyone.

  • Do I need a soil investigation?

    It is the cheapest risk reduction available on a Qatari project. Rock can appear at shallow depth with little warning and varies within a single plot. Investigating before you finalise the design moves the discovery forward to when you still have options, instead of into a variation later.
